Living at this apartment complex has been a mixed bag. On the one hand, the amenities are decent and the proximity to Lake Merritt is fantastic. However, the construction quality leaves much to be desired, as I've had to complain about noise due to thin walls. Also, the constant break-ins have made me question the security here.

Although the staff, including Venessa, started out quite helpful and friendly, their responsiveness seems to have dipped over time. Issues with security and broken amenities have not been satisfactorily addressed, which is disappointing. The lack of action following multiple break-ins and thefts is a serious concern that management needs to tackle more effectively.

The Modera Lake Merritt Apartments have proven to be a wonderful place to live. The apartments themselves are well-maintained, which speaks to the hard work of the maintenance staff. The community areas are always clean, and it's a joy to come home to such a well-cared-for environment. The location is ideal, right near Lake Merritt, providing easy access to outdoor activities and beautiful scenery.

Venessa, the property manager, is truly a gem. She's consistently available, providing quick and comprehensive responses to any concerns. Her approach to managing the property sets a high standard for others in the industry. Not to forget Ricardo, the lead maintenance person, whose prompt problem-solving skills ensure that any issues are swiftly taken care of.

I thought this building was a steal given the location and amenities, but I've been let down by the number of times I've had to deal with maintenance issues. From the parking lot repeatedly damaging my car, to the malfunctioning amenities, it's been frustrating. The apartment itself doesn't match up to the price tag, with poor materials and construction evident.

It's distressing to deal with a team that doesn't seem to care about their residents' issues, and it's made worse when they send your bill to a debt collector without proper clarification.
